How people pay for senior apartments in Henderson

You may be able to combine personal finances with applicable state and federal benefits to cover your senior apartment rent. For instance, eligible seniors can use veterans benefits and public housing assistance to make their senior apartment more affordable.

Medicaid, Medicare, and long-term care insurance don’t cover the costs of senior apartments since these communities don’t provide care services. Instead, these programs can help you pay for medically-necessary in-home health care services in the event of needing such. This section provides information on all of the above for seniors in the Henderson area.

Private pay methods in Henderson

Like rent at most apartments, seniors typically use personal income, like savings accounts, investment returns, pensions, and Social Security benefits to cover rent in a senior apartment. Depending on a senior’s resources, the following might also be considered when looking to pay for a senior apartment in Henderson:

VA benefits for senior apartments in Henderson

Senior veterans in Henderson or their surviving spouses may qualify for a range of benefits that can help cover senior apartment costs. If you’re not sure if you’d qualify, check the VA’s list of service-connected disabilities to see what might apply to you and consult with a benefit advisor to learn more.

If you’re a disabled senior enrolled in VA health care, the most generous and helpful benefit is the VA Aid and Attendance benefit. Through the Aid and Attendance, senior veterans or their surviving spouses can receive monthly payments to cover the cost of anything that improves their quality of life, like rent in a senior apartment.

Whether or not you think you qualify for VA benefits, we recommend contacting a local veterans service officer at a local veteran services organization (VSO) to see if you might qualify. The VA benefit application process can be difficult and overwhelming, but well worth it if you qualify. Let a local VA-vetted veterans service officer guide you in the process to make sure you get the most out of your potential benefits.

The following resources and contact details can help Henderson veterans make the first steps towards attaining their eligible benefits and accessing local veteran resources:

  • Contact with the Veterans Advocacy and Support Team (or VAST) Las Vegas to connect with southern Nevada veterans service officers near Henderson.
  • Communicate with veterans service officers online through the Nevada Department of Veterans Services (or NDVS).
  • Visit the Henderson Vet Center for confidential health services and benefits assistance at no cost.

Henderson Medicaid coverage for senior care services

Nevada Medicaid is the state’s Medicaid program. It doesn’t cover rent in a Henderson senior apartment. However, if you are of low-income status, you might be able to use this program to cover necessary in-home health care services in your apartment. For instance, the Home and Community Based Services Waiver for the Frail Elderly is a Nevada Medicaid waiver designed to help seniors avoid a move into a long-term care facility. In order to benefit from this waiver, you have to be eligible for Nevada Medicaid.

Nevada also has a Dual Eligible Special Needs Program (or D-SNP) for seniors who are enrolled in both Nevada Medicaid and Medicare. D-SNP coordinates coverage from each program to help eligible seniors get the most out of their benefits.

For assistance with applying for Nevada Medicaid, begin by reaching out to local resources:

  • Nevada’s Division of Welfare and Supportive Services (DWSS) has a brochure on Nevada Medicaid enrollment, so you can start there to learn more about the program.
  • Check out the Nevada Medicare Assistance Program (MAP) for guidance and additional support.
  • Contact the local ombudsman, who can assist you with community resources and benefits access.
  • Contact Nevada Aging and Disability Services to learn about the state’s long-term care services.
  • Dial 2-1-1 or visit Nevada 211’s website to learn about local senior services.

Medicare coverage for senior care in Henderson

Medicare is a federal health insurance program. It may help cover your medically necessary care costs, like in-home health care in a senior apartment. Review each part of Medicare below to see what may be covered:[02]

  • Medicare Part A covers inpatient hospital stays, some in-home health care, and hospice care.
  • Medicare Part B covers some doctors’ appointments, preventive services, outpatient care, and medical supplies.
  • Medicare Part D covers some prescription medications and vaccines.

For assistance with Medicare benefits, we recommend you first reach out to the Clark County Social Security Administration Office. You can also contact the local long-term care ombudsman and the Nevada Medicare Assistance Program (or MAP) for additional assistance. Public assistance for seniors in Henderson

The Southern Nevada Regional Housing Authority (or SNRHA) offers Section 8 Housing Choice Vouchers for senior apartment renters in Henderson. If you meet low-income qualifications, you may benefit from the affordable housing this program provides. However, senior apartments in Henderson may not always accept Section 8 Housing Choice Vouchers, so it’s important that you make sure your potential community accepts these vouchers before signing a lease.

You can also apply Social Security benefits to cover any costs of living, like rent at a senior apartment:

  • Social Security in retirement, also known as the Social Security Retirement benefit (or SSR), is a source of monthly income that you can receive when you have work credits and are either no longer working or are working fewer hours.
  • Social Security Disability Insurance (or SSDI) provides financial benefits to eligible disabled individuals with work credits or dependents of someone with work credits.
  • Supplemental Security Income (or SSI) provides financial benefits to individuals with a disability, and it does not require work credits.
  • Social Security survivors pension provides benefits to widows and widowers of someone with work credits, and it does not require that person has a disability.

Before you begin the Social Security benefit application process, it might help to get in touch with the community resources below for advising:

  • The HUD Field Office in Las Vegas and HUD Nevada can assist you with public housing applications and additional information.
  • Nevada Public Housing Assistance (PHA) can guide you through the process of renting a senior apartment that participates in the HUD Housing Choice Voucher or Section 8 program.
  • Check out the Clark County Seniors Services brochure for additional information on local services.
  • Call the Clark County Social Security Administration office for helpful guidance on the Social Security benefit application process.
  • For specific assistance with Social Security Disability Insurance (SSDI), contact Disability Help Center Nevada.

Understand Nevada laws and regulations for senior apartment communities

Learning about the requirements of senior apartments and your rights as a renter can help you find an option in Henderson that matches your preferences. Like other apartments, senior apartments aren’t regulated by the Nevada Department of Health. However, Henderson senior apartments usually have an age requirement of either 55+ or 62+, depending on the community. This means you can join a community that’s designed exclusively for you and your peers.

Your rights as a renter

You have several rights as a renter in Nevada. First, you have the right to live in a safe and functional living space with heat, air conditioning, and appliances in working condition. Your apartment must also have functioning electricity, access to both hot and cold water, and weather protection on the outside of your building. Your landlord is also responsible for ensuring that your apartment’s outdoor and indoor common areas are kept in clean condition.[03]

It’s also important to understand your rights regarding rent. Your landlord must give you at least 60 days’ notice before increasing the cost of your monthly rent. You also have the right to end your lease with 30 days’ notice if you’re at least 60 years old with either a physical or mental disability that can’t be treated in your current senior apartment.[03]

Accommodations and modifications for seniors with disabilities

Senior apartments in Nevada must follow the federal Fair Housing Act for seniors with disabilities. Under this act, you have the right to reasonable accommodations and modifications that will allow you to fully enjoy and access your senior apartment, even if you have a disability.[04] The following rules apply under this federal law:

  • Your landlord cannot refuse to let you make reasonable modifications to your apartment, such as installing grab bars and lowering appliances, as long as you pay for the modifications and can show that the modification is necessary.
  • Your landlord cannot refuse to make reasonable accommodations to apartment policies, such as assigned parking spaces and adjusted payment schedules, that may keep you from using your apartment complex to the fullest extent.
  • Your landlord cannot refuse to rent a senior apartment to you simply because you have a service or emotional support animal.[03]

COVID-19 regulations for Henderson senior apartment communities

Henderson has measures in place to prevent the spread of COVID-19. In Nevada, everyone over the age of five can get vaccinated to protect themselves against the virus, and there are several vaccination sites in Southern Nevada. In addition, several pharmacies in Henderson participate in vaccine appointments and drive-through COVID-19 testing. Stay updated with the most recent guidelines by visiting the City of Henderson’s website.

Note: Henderson senior apartments may choose to set their own COVID-19 guidelines. Please check with the senior apartment you’re interested in for more information.

Transportation for seniors in Henderson

Henderson is generally a car-dependent city. This is why 50% of the senior apartment communities in our network offer transportation services to residents. Locals tend to use their own cars or rideshare services, like the Nevada Taxicab Authority, to navigate the city. Henderson is also somewhat bike-friendly and has a few walkable neighborhoods, such as Green Valley Ranch and Southfork.[06] If these options don’t fit you or your visitors’ lifestyles, you can explore Henderson’s public transportation services.

The Regional Transportation Commission of Southern Nevada (RTC) provides several bus lines throughout Henderson in addition to several Park and Ride locations in the Las Vegas Valley. These public transit centers are convenient for some, as they serve as a place to leave your car to begin traveling where you wish. The RTC even offers exclusive transportation services for seniors, like door-to-door scheduled rides and dedicated neighborhood routes.

The RTC also has transportation services for veterans through the Veterans Medical Transportation Network for Senior and Disabled Veterans (or VMTN). Eligible veterans can use this service to easily travel from their senior apartments to medical appointments that have been approved by the VA. If, at some point, veterans and other seniors aren’t able to use public transportation services on their own, RTC paratransit services are available.

Use the numbers below to get a feel for Henderson and how seniors and visitors experience travel in the area. The scores range from zero to 100, and the higher scores indicate a mode of transportation that is particularly accessible in Henderson.[06]
