Once a great place for seniors now trashed by greedy real estate investors Hamilton Zanze
NOTE THAT ALL THE POSITIVE RATINGS DATE BEFORE MAY 2012! Due to the real estate slow-down of 2008 - 2012, this previously excellent well-managed senior community was deeded back to the financer, Fannie Mae. The previous owner, AIMCO, still managed the community through their management company. The new owners, Hamilton Zanze based in San Francisco are interested in only one thing, profitability. Visit their website, www.hamiltonzanze.com to verify this attitude. This had led the present new management under the authority of their puppet company, Mission Rock Residential, to resort to any strategy designed to reduce activities, increase profitability, intimidate and control their senior tenants. Since present management is uneducated and uncaring regarding senior issues and needs they favor a Junior High School social strategy to favor those who pretend to agree with their policies and give them authority to bully the rest of the seniors occupying the 150 apartment units surrounding a golf course. This is the best example of the old concept of "appearances can be deceiving" that you will ever find. The story told about the "younger man" who broke up a potential fight at the weekly "social hour" on Friday afternoons is a true story but personally management reinforced on the side of the grey haired violence prone "smaller man" and "the garbage man" that picks up garbage bags at the residents doors on Tuesdays and Fridays every week. As part of the "staff", the garbage man pretends to have some authority and some education but really acts like a thug from New York or Chicago. When he joined the staff, the Manager sneakily had his wife appointed to the in-group that manages most of the senior events including their number one target to eliminate, the weekly social hour on Fridays as well as other social events for seniors. After taking over by Hamilton Zanze in 2012, new management immediately scrubbed in 2013, the Halloween, Christmas and New Year celebrations with bands and dancing. After the near violent event happened two weeks in a row at social hour, the Manager reinforced the explosion of the smaller man with grey hair and a mustache waving his fists in the air. She seemed overjoyed that she should take his side along with the garbage man in blaming it on others. This fits in really well with their unspoken obvious objective of eliminating the social hour on Fridays. She never spoke to the younger man and one other senior that broke up the potential fight before she or the garbage man entered the social hour area. Both missed seeing the grey haired friend of the garbage man waving his fists in the air, trying to start a fight with the same person he threatened the week before due to a perceived interruption in the sexual favors he needs from his female friends. They had already discouraged the residents from sponsoring half of these events even though the contributions from residents had already led to a positive balance in the Social Hour bank account. Next, after discouraging attendance, management will simply eliminate the other half of the social hours previously sponsored for many years by previous management. Keeping their residents from meeting others at regular events also fits in well with the rest of their objectives that is primarily control of residents. Management is fond of making the comment that what happened in the past that caused many seniors to move here is no longer relevant. Misstating the facts to reinforce their changing policies is also a primary strategy to lure new residents into a binding yearlong lease with social isolation and heavy penalties for moving out, even at the end of the lease. They will definitely find a way to keep most or all of your deposit as well as impose other monthly fees, if possible. The female manager is prolific about pretending she cares about senior residents but she is really only focused on one thing, profitability at any cost to the senior residents.
